The selling season is almost upon us, so now is the time to figure out what your home is worth. There are many ways to do this.

1. Figure out your X factor. Identify improvements you have made to your home and figure how attractive they are to buyers in the area.

2. Ask for a competitive market analysis. An agent can do this for you for free. This is the most reliable value you're likely to find.


3. Hire an appraiser. If you're getting different numbers from different agents, call an appraiser to come by your home. They are paid to determine accurate home values!

4. Look at comparables. It's all about the competition in the market, the rate of consumption (absorption rate) of those homes, and the condition of your own. Compare your home to others to find a good home value and sell successfully.
